"I'd Rather Deal With the Homeowner"
Why tenants are done with property managers — and what we're building instead.
The data tells the story.
A 2023 TransUnion survey found that 64% of renters rated their property manager's communication as "poor" or "average." AppFolio's 2024 industry report shows the median maintenance request takes 6+ days to resolve. The National Multifamily Housing Council estimates turnover costs owners $3,000–$5,000 per unit — most of it driven by tenants who simply gave up and left.
How we got here.
Property management scaled into a volume business. Call centers replaced relationships. Portals replaced people. The industry optimized for margin, not for the two groups it exists to serve: the homeowner who trusted someone with their largest asset, and the tenant who just wants to feel at home. "I'd rather deal with the homeowner" isn't a complaint about paperwork — it's a verdict on a culture that forgot the people on both ends of the lease.
A new vision in Northern Colorado.
Scenic Vacation Homes is building something different. We protect the homeowner's investment like it's our own, and we host every tenant like a guest we actually want to see again. Real names. Real phone numbers. Real accountability. Maybe "property manager" is even the wrong title — because it's not just the property we manage. It's the people on both sides of the front door.
If you own a home in Northern Colorado and you're tired of being a line item — let's talk.
