- No mold, vermin, or pest infestation; extermination service if needed
- Trash removal and recycling service in place
- Appliances clean, in working order, owner's manuals available
- HVAC filter changed; furnace serviced within last 12 months
- Tenant given landlord/manager contact and 24-hr emergency phone
- Property insurance (landlord policy) active; renters-insurance requirement disclosed if applicable
- Fair Housing posting / non-discrimination policy on file
